Landlords Rent & Legal Protection Insurance
Problems a landlord may face
- The tenant who ignores notice to quit
- The tenant who defaults on rental payments
- The tenant who fails to meet their repairing obligations, especially at the end of the tenancy
- The contractor whose repairs or renovations are unsatisfactory
- Failure to meet or maintain appropriate health and safety standards
- Taxation enquiries by H M Revenue and Customs
Subject to the policy terms and conditions this policy provides indemnity for legal expenses regarding
- Obtaining possession of the property
- Rent guarantee, to cover rent arrears due from the tenant under the tenancy agreement where tenant is being evicted under the Eviction section of this policy.
- Use of the property
- Dilapidations and nuisance
- Repair and renovation cover - provides indemnity for legal expenses to pursue or defend disputes relating to the repair or renovation of the property
- Tax Protection: Professional expenses incurred in respect of representation of the insured during an HMRC investigation
- 24 hour telephone legal advice line to provide you with legal advice, health and safety and taxation information without having to pay
Limit of Indemnity
- Legal Cover – Up to £100 000 per claim with up to 10 claims during the policy period
- Maximum rent payable per claim is £25 000 or the equivalent of 12 months rent whichever is the lesser amount
- Maximum rent covered is £2500 pcm
- Excess amount is £500 or one months rent whichever is the higher amount
